Stamp Duty and Registration Charges in Karnataka

Stamp duty and registration charges in Karnataka come to about 7.6 per cent of a property's value for homes above ₹45 lakh. That is 5 per cent stamp duty, a cess of 10 per cent and a surcharge of 2 or 3 per cent on the duty, plus a registration fee of 2 per cent that doubled from 1 per cent on 31 August 2025.

The Stamp Duty Slabs

Karnataka charges stamp duty on a slab basis, and the rate is applied to the higher of the actual sale value or the government guidance value for that location.

Property value Stamp duty
Up to ₹20 lakh 2 per cent
₹20.01 lakh to ₹45 lakh 3 per cent
Above ₹45 lakh 5 per cent

Karnataka offers no gender-based concession, so men, women and joint owners pay the same rates.

Cess and Surcharge on Top of the Duty

Two local levies are charged on the stamp duty amount rather than on the property value, which is why they look small as percentages.

  • Cess: 10 per cent of the stamp duty, funding municipal infrastructure and the metro.
  • Urban surcharge: 2 per cent of the stamp duty within BBMP or city limits.
  • Rural surcharge: 3 per cent of the stamp duty within Gram Panchayat limits.

Added to the 5 per cent duty, that gives an effective stamp duty of 5.6 per cent in urban areas & 5.65 per cent in rural ones.

The Registration Fee Doubled in 2025

The registration fee was 1 per cent of the property value for more than two decades. With effect from 31 August 2025 the Karnataka government doubled it to 2 per cent, the first change since 2003.

The slab-based stamp duty itself was left untouched, so the increase in total cost comes entirely from the registration side.

What It Adds Up To

Component Rate On a ₹1 crore property, urban
Stamp duty 5 per cent ₹5,00,000
Cess 10 per cent of the duty ₹50,000
Urban surcharge 2 per cent of the duty ₹10,000
Effective stamp duty 5.6 per cent ₹5,60,000
Registration fee 2 per cent ₹2,00,000
Total statutory cost 7.6 per cent ₹7,60,000

In a Gram Panchayat area the surcharge is 3 per cent of the duty instead of 2, which lifts the total to about 7.65 per cent.

How This Applies at Prestige Parklane

Prestige Parklane sits at Plot No. 24 in KIADB Aerospace Park Phase 2, Devanahalli, and the land holds a Gram Panchayat E-Khata. The rural surcharge therefore applies, giving a statutory cost of about 7.65 per cent.

Home Price Stamp duty and registration at 7.65 per cent
1 BHK Classic, 567 sq ft ₹56 lakh About ₹4,28,400
2 BHK Optima, 828 sq ft ₹82 lakh About ₹6,27,300
3 BHK Aspire, 1,445 sq ft ₹1.32 crore About ₹10,09,800
3 BHK Ultima, 1,801 sq ft ₹1.92 crore About ₹14,68,800

Guidance Value Matters

Duty is calculated on the higher of your sale value or the government guidance value for that area, so a bargain price does not reduce the duty below the guidance figure. Check the guidance value for the location before you budget, since it is revised periodically.

Paying Stamp Duty in Karnataka

Payment and registration are now largely digital through the Kaveri 2.0 system, which issues electronic stamp certificates carrying unique numbers and QR codes. That has replaced physical stamp paper and most counter visits for valuation.

Budget for these charges separately from the price and from GST, because they fall due at registration rather than with your instalments.
