Prestige Parklane Maintenance Charges

Prestige Parklane maintenance charges work out to ₹5 per sq ft a month, collected as 24 months of advance maintenance at ₹120 per sq ft plus 18 per cent GST when possession is offered. A one-time corpus fund of ₹60 per sq ft is payable at the same point, and both sit alongside the other charges due at handover on 31 December 2030.

What You Pay at Possession

Charge Rate GST
Advance maintenance, 24 months ₹120 per sq ft 18 per cent
Maintenance corpus ₹60 per sq ft None stated
BESCOM and BWSSB connections ₹150 per sq ft combined 5 per cent
Generator ₹85 per sq ft 5 per cent
Assessment charge ₹25,000 per apartment 18 per cent

Taken together, these other charges come to your saleable area × ₹415, plus ₹25,000, with GST on most of them.

What Maintenance Costs by Home Size

At ₹5 per sq ft a month, the monthly figure follows the size of your flat rather than a flat rate per household.

Home Saleable area Monthly maintenance 24 months in advance, before GST
1 BHK Classic 567 sq ft About ₹2,835 ₹68,040
2 BHK Optima 828 sq ft About ₹4,140 ₹99,360
2 BHK Ultima 1,095 sq ft About ₹5,475 ₹1,31,400
3 BHK Aspire 1,445 sq ft About ₹7,225 ₹1,73,400
3 BHK Ultima 1,801 sq ft About ₹9,005 ₹2,16,120

Add 18 per cent GST to the advance maintenance figures, and remember the corpus of ₹60 per sq ft falls due at the same time.

What the Corpus Fund Is For

The corpus is a one-time contribution rather than a recurring charge, and it is not the same as the monthly maintenance. It builds a reserve the residents' association can draw on for major repairs and replacements later, such as lifts, pumps or waterproofing.

Because it is paid once at possession, it is easy to overlook when budgeting. On an 880 sq ft flat the corpus alone is ₹52,800.

What Maintenance Money Covers

Maintenance pays for the shared parts of the estate, which at this project is a substantial list.

  • The 50,000 sq ft clubhouse, the main swimming pool and the kids' pool.
  • The landscaped central park with its water body, tower courtyards and jogging track.
  • Sports facilities including the multi-court, padel court, pickleball court and cricket net.
  • Lifts, pumps, common lighting and the generator that serves all common areas.
  • Security, with cabins at all entrances and exits and CCTV at the main entry and exit points.
  • Housekeeping, waste handling and the upkeep of internal roads and basements.

What Maintenance Does Not Cover

Your own electricity and water consumption are billed separately, since the specification provides individual meters for each apartment and an individual water meter for every home. Full power backup inside your flat is also an optional item, priced at ₹85 per sq ft plus GST at possession.

Interior repairs within your apartment are yours as well, as is the kitchen fit-out, because the specification provides no counter or dado.

After the First Two Years

The ₹120 per sq ft covers 24 months from possession, after which the residents' association takes over the running of the estate and sets the rate. What the association charges then depends on actual costs: power tariffs, staffing, contracts and the condition of the equipment.

Ask two questions before you buy. When will the association be formed, and who runs maintenance in the meantime, since that arrangement shapes the first years of the community.

Budgeting for Handover

Maintenance is only one line in the handover bill, and the total surprises buyers who plan around the headline price alone. On a 567 sq ft 1 BHK the other charges come to about ₹2.84 lakh with GST, and on a 1,445 sq ft 3 BHK Aspire about ₹6.77 lakh.

All of it falls due at intimation of possession on 31 December 2030, alongside the final 3.2 per cent instalment, so set the money aside during the build rather than at the end of it.
