Prestige Park Lane starts at Rs 70 lakhs for the 1 BHK, Rs 1 crore for the 2 BHK and Rs 1.55 crore for the 3 BHK. The project brings 1,788 apartments across nine towers of G + 24 floors, set on 11.91 acres inside a 32.26 acre master plan in Phase 2 of the KIADB Hi-Tech, Defence and Aerospace Park at Devanahalli.
What follows is the price against every layout, the rate per sq ft each one asks, how that rate sits against the Devanahalli market, and the roughly 12.5 per cent in statutory charges that no advertised price includes.
This is a pre-launch project. Every figure below is an indicative entry price published against the smallest layout in its variant, and is subject to change until the developer issues the formal price list. Only saleable areas are available at this stage; RERA carpet areas follow with the sanctioned plan. Prestige Park Lane is not yet registered with the Karnataka Real Estate Regulatory Authority, and nothing on this page is an offer, a booking or an allotment.
Price by Configuration
Three configurations are planned across the nine towers, sharing 1,788 apartments. The mix is weighted heavily towards the compact end, which matters if you are buying the scarcer tier.

The 1 BHK accounts for 858 apartments, close to half the project. The 2 BHK is the scarcest tier at 391 apartments. Floor plans are released at launch.
Prestige Park Lane Price List by Layout
The developer has published a starting price against the smallest layout in each variant, not a range. Where a variant holds more than one layout, the final column carries that same entry rate across to the largest layout in the variant. That column is arithmetic, not a developer quotation, and it is marked as such.

Read the last column as a floor, not a ceiling. It assumes the rate per sq ft holds flat across the band, and in practice it rarely does. Larger units usually carry a small premium, and higher floors carry a floor rise charge that is in none of these numbers. Some portals quote a top of range near Rs 2.20 crore on the 3 BHK, above this arithmetic, which implies exactly that kind of escalation.
The honest position: the only prices the developer has put a number against are the entry prices above. Anything wider than that, on this page or any other, is derived. The formal price list at launch is what binds.

Devanahalli traded at roughly Rs 9,250 per sq ft in August 2026 on listing platform data. Rates below are calculated on the published entry price against the smallest saleable area in each layout.

Three things that table tells you
1. The premium is real. Every layout asks above the Devanahalli average, and the compact ones ask a great deal more. What the premium buys is a developer with a delivery record, an address inside a notified industrial area rather than beside one, and an amenity budget concentrated into a single substantial clubhouse. Whether that is worth paying for is a judgement. That you are paying it is arithmetic.
2. There is no single project rate. The 3 BHK two toilet layout is the keenest home here at about Rs 10,712 per sq ft. The 3 BHK three toilet layout is the dearest at about Rs 14,089. That is a 31.5 per cent spread inside the same bedroom count, which means the toilet count, not the bedroom count, is what actually sets the rate at Prestige Park Lane. Anyone comparing this project on one headline rate is comparing the wrong number.
3. The Rs 9,250 benchmark is not like for like. It is a listing platform blend across Devanahalli taluk, covering everything from branded high rise to plotted land several kilometres out. Against the branded projects Prestige Park Lane actually competes with along the corridor, the gap narrows considerably. Compare it against named corridor projects with their published K-RERA numbers before drawing a conclusion from the premium column.
What You Actually Pay: The 12.5 Per Cent On Top
Four charges are fixed by statute rather than by the developer, and none of them appears in any advertised price. On an under construction home in Karnataka they add about 12.5 per cent before a single developer charge is applied.

The registration fee that most guidance still gets wrong
Karnataka's registration fee doubled from 1 per cent to 2 per cent on 31 August 2025, and a great deal of published guidance still quotes the old figure. Budget 6.5 per cent instead of 7.5 per cent on a Rs 1.55 crore purchase and you will arrive at the sub-registrar roughly Rs 1.5 lakhs short, in cash, on the day.
None of it is usually fundable
Banks lend against the property value and generally exclude GST, stamp duty and registration from the loan. The number that matters to you is therefore not the down payment, but the down payment plus roughly 12.5 per cent of the base price, in your own funds.
Stamp duty is also charged on the higher of the sale consideration or the guidance value, and the guidance value that applies is the one in force on the day of registration, not the day of booking. On a pre-launch project bought two or three years ahead of possession, that distinction can move the figure.
Developer charges sit on top of all of this, and none of them has been released: floor rise, car parking, clubhouse and infrastructure, and the maintenance deposit. Request the full cost sheet to have these modelled against a specific unit as soon as they are published.
What the Starting Price Does and Does Not Include
In an Indian residential launch the headline figure is the base price for the unit. Everything else is quoted separately, and the total cost of acquisition ends up meaningfully higher than the number in the advertisement. These heads are listed so you can ask the right questions now rather than be surprised at booking. Where the developer has not released an amount, it reads on request.
