Prestige Parklane Towers and Blocks

Prestige Parklane has nine residential towers, each built with three basements, a ground floor and 24 upper floors, rising to 76.55 m. Between them they hold 1,788 apartments, and every tower carries its own band of home types, so the tower you choose largely decides the size of flat you can buy.

How the Nine Towers Are Arranged

The towers stand on 11.90 acres of a 32.26-acre master plan, arranged in an arc around a landscaped central park with a water body. The clubhouse and swimming pool sit at the heart of the campus, while a central boulevard separates the homes from the enterprise estate on the western side.

Each tower shares the same structure of three basement levels, a ground floor & 24 floors above, with the 19th floor set aside as a refuge floor on the approved plans. Larsen & Toubro is the contractor for the build.

The Three-Bedroom Towers

Towers 1, 2 and 3 carry the largest homes in the project, covering the 3 BHK Aspire, Premia and Ultima in sizes from 1,445 to 1,801 sq ft. With six homes to a floor, they are the least crowded towers in the development, which is part of what the higher prices buy.

Tower 4 mixes 3 BHK Aspire homes with 2 BHK Ultima flats, also at six per floor, and it opens at ₹1.05 crore. That makes it the entry point for anyone who wants a larger tower without paying three-bedroom prices throughout.

The One-Bedroom Towers

Towers 5, 6 and 8 hold only 1 BHK Classic homes of 567 to 571 sq ft, and they are the busiest in the project at 10 or 11 flats per floor. Tower 5 is the least dense of the three, with ten homes to a floor against eleven in Towers 6 and 8.

Tower 7 is the hybrid, combining three 1 BHK units with seven 2 BHK Optima homes on each floor, so its prices run from ₹59 lakh to ₹97 lakh. Households who want a smaller home in a mixed tower usually look here first.

Tower 9 and the Two-Bedroom Homes

Tower 9 is given over to two-bedroom homes, with six 2 BHK Ultima flats and one Optima on each floor. Prices run from ₹82 lakh to ₹1.14 crore, which covers the full two-bedroom range apart from the larger refuge floor units.

The Refuge Floor and Its Unusual Flats

Every tower has a refuge floor on the 19th level, a fire-safety requirement for buildings of this height. What makes it interesting for buyers is that a handful of one-off homes sit on those floors.

  • C3A, a 1 BHK Large of 812 sq ft on the 19th floor of Tower 4, priced at ₹84 lakh and the only one of its kind.
  • D1A, a 2 BHK Ultima of 1,306 sq ft on the refuge floors of Towers 1 and 2, at ₹1.25 crore and ₹1.31 crore.
  • D2A, a 2 BHK Ultima of 1,310 sq ft on the refuge floor of Tower 3, at ₹1.25 crore.

How to Choose a Tower

Start with the configuration you want, because that narrows the list immediately: a 3 BHK means Towers 1 to 4, and a 1 BHK means Towers 5 to 8. Only then is it worth comparing floor bands, facing and price.

Homes per floor is the second thing to weigh, since it shapes how the lift lobby feels every morning. Six neighbours on a floor in Tower 1 is a different experience from eleven in Tower 6, and the price difference reflects that.

Finally, ask which way the unit faces. The towers arc around the central park on one side, with the enterprise estate across the boulevard on the other. Two flats on the same floor of the same tower can therefore look out on very different things.

Choosing Your Tower Before Allotment

Tower choice is settled at allotment, so decide the configuration and the floor band you want before your turn comes rather than during it. Ask for the tower-wise price sheet, which prices every unit line across seven floor bands, and for the car park type allotted to that unit.

With possession declared for 31 December 2030, the tower you pick now is the one you will live in for years, so it is worth an hour with the drawings.
