Prestige Parklane pre-launch price list ranges from ₹56 lakh (567 sq ft 1 BHK) to ₹1.92 crore (1,801 sq ft 3 BHK), with rates from ₹9,122–₹11,404 per sq ft. The expression of interest opened on 15 September 2026, the day Karnataka RERA registered the project, and prices followed at the launch on 25 September 2026. Those launch prices run from ₹56 lakh for a 567 sq ft 1 BHK to ₹1.92 crore for an 1,801 sq ft 3 BHK, or ₹9,122 to ₹11,404 per sq ft.

Pre-Launch and Launch: What the Two Stages Mean

Pre-launch is the stage before prices are published, when buyers register interest and the developer gauges demand, and no price list exists yet. Nothing can be sold at that stage either, because the Real Estate (Regulation and Development) Act bars the sale or advertising of an unregistered project.

Launch is the stage after registration, when the price sheets, unit plans and payment schedule are released together. At Prestige Parklane the gap between the two was short, with registration on 15 September and the launch on 25 September, so buyers moved from an EOI to a priced booking within ten days.

That sequence is worth noting, because it means there was no separate pre-launch price list for this project. The sheets released at launch are the first published prices, and they are the ones to work from.

How Floor Rise Works in the Price

The sheets use seven floor bands, covering the ground floor, floors 1 to 4, 5 to 8, 9 to 12, 13 to 16, 17 to 20 and 21 to 24, with a separate printed price for each. From the ground floor to the top band, floor rise typically adds ₹5 lakh to ₹8 lakh, and because it is built into the sheet there is no separate floor rise bill later.

What You Pay on Top of the Price

  • GST: 5 per cent of the price, payable with every instalment.
  • Stamp duty and registration: another 7.5 per cent, paid at registration.
  • Other charges: saleable area × ₹415, plus ₹25,000, with GST, at possession.
  • Kitchen fit-out: budget for it, since the kitchen comes without a counter or dado.
  • Full power backup for the flat: offered as a paid add-on.

How the Payment is Spread

The plan is time-linked rather than construction-linked, so payments fall on fixed calendar dates whatever stage the site has reached. You pay 10 per cent on booking and 10 per cent on the agreement, then 24 instalments of 3.2 per cent every two months from 10 December 2026 to 10 October 2030, with a final 3.2 per cent at possession.

Checks Before You Book at Launch Price

  • Work from the current sheet: ask for the latest version before you calculate anything.
  • Ask for the sheet for your tower: prices differ by tower, unit line and floor band.
  • Confirm the car park type: Standard, Standard EV or Linked, as printed for that unit.
  • Read the other charges for your unit: they are printed per apartment on the sheet.
  • Verify the project: RERA number PRM/KA/RERA/1251/309/PR/150926/008941, with possession declared for 31 December 2030.
