How the 7.65 Per Cent Breaks Down


Karnataka charges stamp duty on a slab basis, and homes above ₹45 lakh attract 5 per cent. On top of that duty sit a cess of 10 per cent and a surcharge of 3 per cent in Gram Panchayat areas, which takes the effective stamp duty to 5.65 per cent.

When Each Amount Falls Due


Timing matters as much as the total, because the charges do not arrive together. GST accompanies each instalment, stamp duty and registration fall at registration, and every other charge lands at intimation of possession on 31 December 2030.

The payment plan itself is time-linked. You pay 10 per cent on booking and 10 per cent on the agreement, then 24 instalments of 3.2 per cent every two months to 10 October 2030, with a final 3.2 per cent at possession.
