Prestige Parklane Location

View Location Map

Prestige Parklane is a modern mixed-use project by Prestige Group in Devanahalli, North Bangalore. The site sits in Phase 2 of the KIADB Hi-Tech, Defence and Aerospace Park, on the Bengaluru airport corridor, approximately 15 minutes from Kempegowda International Airport and about 2 minutes from the Satellite Town Ring Road.

The master plan covers 32.26 acres and is split by a central boulevard. The residential precinct occupies 11.90 acres of that, holding 9 towers and 1,788 modern 1, 2, and 3 BHK apartments. The remaining 20.35 acres form a working enterprise estate of three data centres, a warehouse block, a manufacturing block and a dedicated 220 KV substation. The homes look inward over a landscaped central park with a water body, set back from the enterprise frontage by tree-lined internal roads.

The zoning is the reason this master plan works at all. Sitting inside a KIADB industrial area is what allows a residential precinct and a working enterprise estate to share one parcel. Almost every other residential project on this corridor sits near the Aerospace Park. This one sits inside it.

This new launch by Prestige Group in Devanahalli opens for booking from its launch on 25 September 2026. Phase 1 is registered with Karnataka RERA under PRM/KA/RERA/1251/309/PR/150926/008941. Apartment prices start at ₹56 lakhs for a 1 BHK home, including one car park.

KIADB Hi-Tech, Defence and Aerospace Park

The park is developed by the Karnataka Industrial Areas Development Board across the Devanahalli and Bagalur belt of North Bengaluru, and is zoned for aerospace, defence, hardware and high technology manufacturing. It runs alongside Kempegowda International Airport, which is the reason the cluster formed here at all: airside proximity matters for component export, maintenance and time sensitive logistics.

Published figures for its extent vary by source and by which component is being counted, with the aerospace, hardware and defence parks together widely reported at around 3,000 acres. Prestige Parklane sits in Phase 2.

Who works in the park

The occupier list is what turns an industrial address into a residential one. These are the anchor employers reported across the Devanahalli aerospace cluster.

Employer	Reported detail
Wistron	A 32 acre laptop plant in Phase 2, the same phase as this site. ₹1,500 crore, about 3,000 jobs, production targeted from January 2026
Boeing	India Engineering and Technology Centre, reported as a 43 acre campus
Collins Aerospace	Engineering and manufacturing campus inside the park
Safran	Aero engine and equipment operations in the Devanahalli belt
HAL	Hindustan Aeronautics facility for helicopter cabins and components
Dynamatic Technologies	Aerospace and precision engineering manufacturer
Centum Electronics	Electronics manufacturing, largely export oriented

Two larger commitments have been announced for the wider Devanahalli belt and reported widely in 2025 and 2026: a Foxconn manufacturing facility and an SAP facility. Both are third party announcements rather than part of this project, and are listed here only as context for the corridor.

Chanakya University

Chanakya University runs a fully residential campus at Haraluru on NH-648, Devanahalli. The university describes its campus as sitting inside the KIADB Aerospace Industrial Zone, the same industrial area that contains this site.

It was established in 2022 through an Act of the Karnataka State Legislature and is approved by the UGC and AICTE. It runs six schools, spanning engineering, management, law, biosciences, mathematics and natural sciences, and the arts and social sciences.

Prestige Parklane in North Bangalore

North Bengaluru is discussed as one market and behaves as several. Where an address sits on the line from Hebbal outward determines almost everything about what it costs and who lives there.

Node, city outward	₹ per sq ft, 2026	Character
Hebbal and Jakkur	9,000 to 13,000	Effectively the city. Manyata adjacent, mature, congested
Thanisandra Main Road	About 10,300	Manyata spillover, dense apartment supply
Yelahanka	11,000 to 13,000	Established township, air force station, good schools
Bagalur and Shettigere	9,300 to 13,250	The new township belt. Godrej, Birla, Tata
Devanahalli	About 9,250	Airport, industry, early growth curve. This site

The Bengaluru city average sat at about ₹9,450 per sq ft in 2026, so Devanahalli trades just below the city as a whole, while Yelahanka, fifteen kilometres closer in, trades roughly 20 to 40 per cent above it. You are buying the earliest point on the line.

Why the employment base matters

What separates North Bengaluru from the east is the employment base, and it is structural rather than sentimental. Whitefield, Sarjapur and Electronic City are software corridors and move with the software cycle. North Bengaluru employs people in aviation, aerospace, defence manufacturing, electronics assembly, logistics and now data centres.

Boeing holds 43 acres here.
Foxconn holds around 300 acres and hired 30,000 people in eight months.
NTT operates a 100 MW data centre campus at Devanahalli.

That base is broader and materially less correlated with any single sector, which matters most in the years it is tested.

The second structural difference is that the anchor cannot move. An airport spending ₹19,800 crore to reach 85 million passengers is not relocating, and neither is a 100 MW data centre with its own substation. Software floors can be given up at the end of a lease. Runways cannot.

Where it sits within Devanahalli

Devanahalli is a taluk, not a locality. Two projects both honestly described as being in Devanahalli can be twelve kilometres and ₹4,000 per sq ft apart, so the micro market is the variable that matters most here.

Micro market	What is there	Who it suits
KIADB Aerospace Park (this site)	The notified industrial zone alongside the airport. Boeing, Safran, Collins, Dynamatic. Residential inside the notified area is rare, because the land is allotted for industry	Aerospace, defence and aviation employees. Walk to work is literal. Trade off: it is an industrial address, however well separated
Shettigere and BK Halli Road	The most contested node. Godrej MSR City at 62 acres, Birla Trimaya at 52, Tata Carnatica at 70, all delivering 2029 to 2030. ₹9,280 to 13,250 per sq ft	Buyers who want a large registered township with certainty. Trade off: three enormous projects completing within two years of each other
Bagalur	East of the airport road, closer toward Hebbal. Embassy is funding the Bettahalasuru metro station at about ₹140 crore	Households splitting the difference between airport access and city access
Doddajala and Chikkajala	On the NH-44 spine. Doddajala carries a Blue Line metro station and sits two to three kilometres from the Aerospace Park gate	Metro first buyers. Trade off: highway frontage brings highway noise
Devanahalli town and IVC Road	The historic town plus the road running west. Plotted development dominates. Land from ₹1,830 to about ₹6,250 per sq ft	Plot buyers and long horizon land investors. Trade off: no rental income until you build
Sadahalli	Tight to the terminals on the airport approach	Hotel and service apartment demand is real here, and so is aircraft noise

The distinction that matters for this address is the first row. Almost every other residential project on this corridor sits near the Aerospace Park. This one sits inside it, in Phase 2, which is unusual by definition because KIADB allots the land to industry. That is the whole argument for the address and the whole objection to it, depending on whether an industrial neighbour is something you want.

It also explains the pricing position. At about ₹10,000 per sq ft on the 3 BHK this project sits inside the Shettigere band rather than below it, while offering something none of those three townships does: employment across the boulevard rather than a commute to it.

Connectivity

Three pieces of infrastructure define this address: the airport, the metro line being extended to it, and the Satellite Town Ring Road.

Kempegowda International Airport: approximately 15 minutes.
Doddajala metro station, Blue Line, from December 2027: approximately 10 minutes.
Satellite Town Ring Road: approximately 2 minutes.
KIADB aerospace and defence ecosystem: on the doorstep.
Schools and healthcare: established in the Devanahalli belt.
Retail and hospitality: growing across the corridor.

What is genuinely near, and what is a drive

Most location pages list everything within forty kilometres and call it connectivity. These are separated into what is close enough to change your day and what is not.

Destination	Approximate	Status
Satellite Town Ring Road	2 minutes	Open and tolled
Employers inside the Aerospace Park	Walking to a short drive	Operating
Kempegowda International Airport	15 minutes	Operating, expanding to 85 million passengers
Doddajala metro station, Blue Line	About 10 minutes	Targeted September 2027
Bettahalasuru metro station, Blue Line	About 10 minutes	Targeted September 2027, Embassy funded
Chanakya University	Same industrial zone	Operating since 2022
Devanahalli town	A short drive	Operating
Airport City business district	Adjacent to the airport	460 acres, under development
Hebbal	A long drive	Operating
Manyata Tech Park	A long drive	Operating
Whitefield, Sarjapur, Electronic City	Not a daily commute	Operating

The bottom three rows are the honest limit of this address. Anyone commuting daily to the eastern or southern IT corridors should not buy here, and no amount of ring road helps, because those journeys go across Bengaluru rather than around it.

One correction on the metro stations

There is no metro station called Airport Halt, and none called KIADB. Both entered circulation through property listings copying one another. The stations that will actually serve this address are Doddajala and Bettahalasuru on the Namma Metro Blue Line, targeted at September 2027 for the airport section and March 2028 for the full line, after four deadline revisions.

Drive times are indicative, measured by road from the site, and vary with traffic and route. They are not a substitute for checking the journey yourself at the hour you would actually travel. Precise figures will be published here once the access roads are settled, rather than estimated now.
