Devanahalli Infrastructure Pipeline

The Devanahalli pipeline for 2026 to 2030 is the deepest in Bengaluru, because the airport anchors everything around it. A metro line is being built towards the corridor, a World Trade Center and a national cricket centre are rising beside the runway, and aerospace plants keep adding capacity. Here is what is open, what is under way and what remains on paper.

Open and Carrying Traffic Today

Devanahalli starts from a stronger base than most growth corridors, because its biggest assets are already running.

  • Kempegowda International Airport: both terminals operate today, and the airport has been the corridor's engine since it opened in 2008.
  • The Satellite Town Ring Road: the 80 km northern arc from Dobbaspet through Devanahalli to Hoskote is open, passing 2 km from Prestige Parklane.
  • NH-44: the Bellary Road spine connects the corridor to Hebbal and the city, and onwards to Hyderabad.
  • KIADB Phase 2 roads: the approach and arterial roads inside the aerospace park are complete, with concrete carriageways and street lighting.

Under Construction Right Now

Project Scope Timeline
Namma Metro Blue Line, Phase 2B Elevated line from KR Puram to the airport, with Doddajala station and a depot Airport section targeted for March 2028
World Trade Center 74 acres of offices and retail in the airport belt Opening planned for 2027
BCCI Centre of Excellence 45 acres with 45 cricket pitches Under construction
Bengaluru Airport City Offices, retail and a concert arena along the airport boundary Being delivered in phases

The metro is the piece that changes commuting. Once the Blue Line reaches Doddajala, residents of the KIADB belt gain a rail option towards KR Puram and the city for the first time.

Money Already Committed

Private investment is the quieter half of the pipeline, and on this corridor it is unusually specific. Boeing has put ₹1,600 crore into its largest engineering site outside the United States. Foxconn has committed ₹21,911 crore to manufacturing in the belt.

Amazon is relocating its Bengaluru headquarters to the airport belt, and Walmart has leased space here. A pharmaceutical special economic zone is planned alongside the existing aerospace and electronics base.

Approved or at an Early Stage

  • The Bengaluru Business Corridor: the 73 km eight-lane route once called the Peripheral Ring Road is closing out its land purchase, and would link this corridor to the eastern and southern belts.
  • Suburban rail: a commuter line towards Devanahalli remains proposed rather than sanctioned in full.
  • Airport expansion: passenger capacity plans run well beyond the current terminals, with phasing still being finalised.

Reading the Pipeline Honestly

Sort the list into three baskets before you price anything on it. The airport, the STRR and the KIADB park are open and earning today. The metro, the World Trade Center and the cricket centre are physically under construction, which puts them in the dependable middle.

The business corridor, the suburban rail line and the pharma zone remain plans. Treat those as upside rather than as reasons to pay more, because land purchase and sanction are where Indian projects slow down.

What It Means on the KIADB Phase 2 Side

Prestige Parklane sits inside the zone this pipeline serves, at Plot No. 24 in the aerospace park, 2 km from the STRR and 20 km from the airport. Its own master plan adds a 20.36-acre enterprise estate with data centres and industrial blocks beside 11.90 acres of homes.

Possession is declared for 31 December 2030, which lands near the end of this pipeline window. A buyer holding to handover is effectively buying the corridor as it will stand in 2030, not as it stands today.
