Muddenahalli Infrastructure Pipeline 2026 to 2030

The Muddenahalli pipeline for 2026 to 2030 rests on three things: a wider highway, a commuter rail link and the build-out of KIADB Aerospace Park Phase 2, with planning split between two bodies. The Devanahalli belt sits inside the KIADB zone, while land further north follows the Chikkaballapura Local Planning Area Master Plan 2031.

Who Plans What

The name Muddenahalli covers ground in two planning areas, and the projects that apply to each are different.

  • Haraluru–Muddenahalli, Devanahalli taluk: inside KIADB Aerospace Park Phase 2, where the board builds and runs the roads and utilities.
  • Muddenahalli village, Chikkaballapur district: inside the Chikkaballapura Local Planning Area, under its Master Plan 2031 and the Chikkaballapura Urban Development Authority.

Find out which side a property sits on before reading any pipeline, because an approval granted by one body means nothing to the other.

KIADB Aerospace Park Phase 2

For the Devanahalli belt, the Phase 2 build-out is the item that matters most. Twelve-metre-wide asphalted internal roads and underground power links are due by December 2026, and the units inside will scale up their plants through 2030.

The zone falls under the Karnataka Industrial Policy 2025–2030, which targets ₹7,50,000 crore of total investment across the state. The park is built for aerospace, defence and electronics firms, drawn here by the short run to the airport.

State Highway 74 Four-Laning

The SH-74 project widens a 60 km stretch from Nelamangala to Chikkaballapura via Doddaballapura to four lanes. It is designed to IRC codes for speeds of 80 to 100 kmph, with a right of way between 30 and 60 metres.

The project report marks out 179.60 hectares of land to be acquired across 61 segments, sized for traffic growing 5 per cent a year. The main construction phases run through 2026 to 2028.

Bengaluru Suburban Rail

The Bengaluru Suburban Rail Project builds a commuter network over several lines, linking the city limits to the industrial belts in the north. The land for it includes 327 acres from Indian Railways along with more than 41 hectares of private plots.

The Devanahalli depot provides the direct link towards the Muddenahalli and Chikkaballapur side. Phase 1 aims to run between 2026 and 2028, with more lines added through 2031.

The Chikkaballapura Master Plan Allocation

On the northern side, the Chikkaballapura Urban Development Authority has set aside 4,357.30 hectares for the town's planned growth phase running into 2031.

Proposed land use Area Share
Residential zone 2,424.81 ha 55.64 per cent
Transportation and logistics 803.02 ha 18.44 per cent
Parks and open spaces 396.63 ha 9.10 per cent
Industrial plots 367.04 ha 8.42 per cent
Public and semi-public utilities 235.30 ha 5.40 per cent

More than half the land going to housing tells you what the authority expects. Nearly a fifth going to transport and logistics tells you how it expects people to reach it.

Residential and Institutional Development

Private townships and campuses are coming up to house the people these projects will bring. The largest on the Devanahalli side is Prestige Parklane, registered with Karnataka RERA as PRM/KA/RERA/1251/309/PR/150926/008941, granted on 15 September 2026 and valid to 31 December 2030.

The project covers 32.26 acres, with 11.90 acres of housing and 20.36 acres planned as an enterprise zone. It holds nine towers and 1,788 homes, construction started on 1 October 2026, and possession is declared for 31 December 2030.

Due Diligence Before You Buy Into a Pipeline

  • Confirm the layout carries an active CUDA or DTCP approval number, quoted in full.
  • Check which planning body the land falls under, since that decides whose approval counts.
  • Treat announced timelines as intentions, and price the property on what exists today.
  • Read the January 2026 Karnataka cabinet policy correctly. It lets a B-Khata convert to an A-Khata within existing urban local body limits, but it does not make an unsanctioned layout legal or replace building approvals.
  • For an apartment, check the RERA registration and the declared completion date rather than the corridor story.

FAQs

1. What infrastructure is planned at Muddenahalli by 2030?

KIADB Aerospace Park Phase 2 internal works, the SH-74 four-laning, the Bengaluru Suburban Rail lines and the Chikkaballapura Master Plan 2031 growth phase.

2. When will KIADB Phase 2 internal infrastructure be ready?

The internal 12 metre asphalted roads and underground power links are due by December 2026, with units scaling up through 2030.

3. What is the SH-74 project?

A four-laning of 60 km from Nelamangala to Chikkaballapura via Doddaballapura, designed for 80 to 100 kmph, under construction through 2026 to 2028.

4. Will suburban rail reach this corridor?

The Devanahalli depot links the network towards the Muddenahalli and Chikkaballapur side, with Phase 1 aiming to run between 2026 and 2028.

5. How much land has CUDA allocated?

4,357.30 hectares for the growth phase into 2031, with 55.64 per cent of it zoned for housing.

6. Does the B-Khata policy fix an unapproved layout?

No. The January 2026 policy allows conversion within existing urban local body limits, but it does not make unsanctioned layouts legal or bypass building approvals.
